Bentwood Estates Case Study

The developer came to Davel Engineering after visiting with several other engineering companies. The parcel he had purchased had many challenges to development. Portions of the land were mapped with a regulatory flood plain. Portions of the parcel were undoubted wetlands, although not delineated or mapped, and much of the property was too low to service with the sanitary sewer that existed adjacent to the property. It certainly did not seem like prime development land. Other engineering companies passed on the project, citing too many regulatory troubles and labeled the property not feasible for development.

Davel Engineering studied the maps and ideas presented by the developer and discovered that the flood plain mapping was likely in error. We also contacted the local sanitary district and found that their long range plan called for a regional lift station to service the area and would allow for a lift station to be construction in a temporary location to service this development. Based on this information, Davel prepared engineering fees, construction cost estimates and a development concept that demonstrated that it would be feasible to develop the property.

Davel engineers developed plans, plats and carried the project through all required approvals. Next, we acquired bids on behalf of the owner and facilitated the construction of the project, including all contracting and construction layout for the contractors. Today, the property is a successful residential neighborhood.
